Real Estate 101: By the agent who lives here, plays here, owns here!
Colorado on average tests above the allowed 4.0 pCi/L for radon gas (http://www.radon.com/maps). Whether you rent or own your home, all owners should be aware. Why? Studies have linked exposure to radon gas with lung cancer, in smokers and non-smokers. Homeowners can test for radon gas themselves, fairly inexpensively. Tri-River Ace and NW Ranch both offer at home kits ranging from ($11.99 – $20.00). Radon is most commonly found in basement or crawl space areas and can be present in all homes regardless of the age. Typically radon is higher in winter months as homes tend to have less fresh air.
There are various contractors that mitigate radon; there are also online homeowner suggestions for mitigation (http://www.indoor-air-health-advisor.com/radon-mitigation-systems.html). Currently the state does not require testing for radon by the buyer, seller, tenant or landlord. It is better to be aware!
